Our client is a property development group whose roots as real estate developers stretch back over thirty years. Collectively, the Group of Companies has developed and own a property portfolio in excess of $150 million in Lagos, Nigeria. Primarily focused at the high end residential market leasing to multinationals, diplomatic corps and local blue chip corporates. They are currently looking for a professional and responsible individual to fill the role of  In-house Property Manager. 

JOB PROFILE

The Property Manager will have the full responsibility of managing operations at assigned properties. Tasks include: oversight of third party facility manager, managing tenants relationships, coordinating, marketing and letting process, screening prospective tenants, overseeing asset inspection and audits.

Reports to: The CEO

Direct report: Two junior staff


KEY RESPONSIBILITIES
  • Advertise and market vacant spaces to attract tenants
  • Contracts with tenants by negotiating leases.
  • Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, initiating corrective action.
  • Act as liaison between tenants and the company.
  • Liaise with finance department.
  • Collect rent as at when due and handle late payments in a timely manner
  • Oversee the third party financial manager ensuring they are in compliance with agreed instructions, deliverables and service levels
  • Maintain property by addressing tenant complaints, completing repairs and enforcing rules of occupancy
  • Coordinate maintenance schedule with facility manager
  • Manage and develop the property management team.
  • Enforce occupancy policies and procedures by properly confronting violators.
  • Maintain a positive, productive relationship with tenants
  • Source and build relationships with prospective clients to expand business opportunities.
  • Prepare reports by collecting, analyzing, and summarizing data and trends.

Requirements


  • Bachelor’s Degree in Real Estate Property Management ​
  • 5+ years’ experience in property management
  • Strong interpersonal skills
  • Enhanced negotiation abilities
  • Fully understanding property management and its financial aspects. 
  • In depth knowledge of all rules and regulations surrounding property management.
  • Competency in MS Office and relevant databases and software.
  • Customer focus and bottom line orientation.
  • Interpersonal savvy with strong communication and presentation skills.
  • Well organized with excellent time management skills.
  • Valid real estate agent/broker license.
